Overview of Wellen Park

Wellen Park is one of the most popular master-planned communities in the country, located right between North Port and Venice. This community will have over 77,000 residents and over 22,000 homes once construction is completed. Construction is ongoing in many of the neighborhoods, but a number are already completed as well.

What sets Wellen Park apart from other communities is the new Downtown City Center that opened in 2023. Here, you have a large lake with a kayak and canoe launch, hiking trails, a playground, an entertainment space with daily events, and a few great restaurants. Additionally, CoolToday Park, the spring training home of the Atlanta Braves, hosts events year-round. The area is also expanding with new shopping centers, roads, a new Costco, Publix, and three new schools to accommodate over 4,000 kids.

Grand Palm

Grand Palm is the northernmost neighborhood in Wellen Park. This Neal Communities neighborhood is truly one of a kind, offering amenities like a Social Club, Fitness Center, Splash Park, and even a private island with walking trails, a kayak launch, and a pavilion. Grand Palm will have almost 2,000 homes, ranging from the low $400,000s to over a million dollars. HOA fees range from $170 to $350 per month, and CDD fees are between $600 and $2,300 annually. The Preserve

The Preserve is a DR Horton community built between 2018 and 2021, consisting of just over 200 single-family homes and villas. It offers a smaller, intimate community feel with amenities like a pool, fitness center, pickleball and bocce ball courts, and a clubhouse. Home prices range from $300,000 to $400,000, with CDD dues between $700 and $1,000 annually and HOA fees between $180 and $300 per month. Similar communities include Antigua and Tortuga.

Grand Paradiso

Grand Paradiso, located right across from the new downtown Wellen, is one of the largest communities with almost 2,000 homes. It offers condos, townhomes, villas, single-family homes, and large estates. Amenities include a resort-style pool, state-of-the-art fitness center, pickleball and tennis courts, a yoga studio, and a sauna and steam room. Prices range from the mid $300,000s for condos and villas to mid $500,000s for single-family homes. CDD fees are between $1,200 and $2,200 annually, with HOA fees between $300 and $600 per month.

Renaissance

Renaissance is a Mattamy Homes community with just over 700 home sites, offering both single-family homes and paired villas. It has resort-style amenities, including a beautiful clubhouse with a catering kitchen, a resort-style pool, tennis and pickleball courts, a fitness center, a playground, and a dog park. Prices for villas start in the high $300,000s, while single-family homes start in the low to mid $500,000s. CDD fees are between $1,000 and $1,900 annually, and HOA fees are around $200 per month.

Oasis

Oasis is one of the more upscale communities in Wellen Park, developed by M/I Homes with around 150 luxury single-family homes. Amenities include a clubhouse with event spaces, a beautiful pool with a sunbathing shelf, a pickleball court, and walking trails. Home prices typically start in the $600,000 range, with CDD fees between $1,200 and $1,700 and HOA fees around $340 per month. Similar communities include Everly and Grand Place.

Tortuga

Tortuga, located at the corner of 41 and River Road, is one of the smallest communities in Wellen Park with just over 100 single-family homes. It doesn’t have many community amenities, but the low-maintenance aspect appeals to residents. Home prices are typically around $500,000, with CDD fees around $2,400 annually and HOA fees about $275 per month. Similar communities include Antigua and Avalina.

IslandWalk

IslandWalk is a DiVosta community built around freshwater canals, offering almost 2,000 single-family homes and villas. It boasts world-class amenities, including two first-class amenity centers, resort-style pools and spas, a lap pool, a poolside bar, state-of-the-art fitness facilities, three clubhouses, tennis and pickleball courts, a dog park, and a playground. Prices start in the low to mid $400,000s, with CDD fees between $400 and $800 annually and HOA fees around $370 per month.

Sarasota National

Sarasota National is a large WCI community with over 1,500 homes, offering condos, villas, and single-family homes. It features two villages, Golf and Lake, with a golf membership required in the Golf Village. Amenities include an 18-hole championship golf course, a resort-style pool with a Tiki bar, a fitness center, pickleball and tennis courts, and a coffee bar. Prices range from high $300,000s for condos and villas to low to mid $500,000s for single-family homes. Antigua

Antigua is a smaller Lennar community with about 175 single-family homes built between 2022 and 2024. It doesn’t offer many community amenities but is maintenance-free. Home prices range from $400,000 to $600,000, with CDD fees around $2,100 annually and HOA fees about $260 per month. Similar communities include Tortuga and Avalina.

Avalina

Avalina is a Neal Communities neighborhood next to CoolToday Park, with 96 single-family homes. It doesn’t have many community amenities but is maintenance-free. Home prices start in the $700,000 range, with CDD fees around $1,800 annually and HOA fees between $380 and $460 per month. Similar communities include Tortuga and Antigua.

Solstice

Solstice is a Toll Brothers community with about 270 homes, offering villas and one- and two-story single-family homes. Amenities include a resort-style pool, a clubhouse, a fitness center, tennis and pickleball courts, and a playground. Villas start in the low $400,000s, and single-family homes start in the mid $600,000s. CDD fees are between $1,700 and $2,400 annually, and HOA fees are between $260 and $320 per month.

Wysteria

Wysteria is a Neal Communities neighborhood with just over 150 homes, offering single-family homes and paired villas. Amenities include a resort-style pool, a pickleball court, and a clubhouse. Villas start in the mid $400,000s, and single-family homes start in the low to mid $500,000s. CDD fees are between $1,000 and $1,500 annually, and HOA fees are between $400 and $500 per month.

Sunstone

Sunstone is a Mattamy Homes community with almost 400 homes, offering single-family homes and attached villas. Amenities include a beach-entry pool with lap lanes, a clubhouse, a fitness center, pickleball courts, a dog park, and a playground. Brightmore

Brightmore is the only 55+ community in Wellen Park, a Mattamy Homes community with over 600 single-family homes and attached villas. Grand Place

Grand Place is a Sam Rogers community with just 42 luxury single-family homes. It doesn’t have any community amenities but is built on a nature preserve, offering great views. Home prices typically start around a million dollars, with CDD fees around $2,000 annually and HOA fees about $300 per month. Similar communities include Everly and Oasis.

Wellen Park Golf & Country Club

Wellen Park Golf & Country Club is a Lennar community with almost 1,400 homes, offering condos, villas, and single-family homes. Amenities include an 18-hole championship golf course, a state-of-the-art clubhouse, a resort-style pool with cabanas, tennis and pickleball courts, and a dog park. Villas start in the low $300,000s, and single-family homes start in the $600,000 range. CDD fees are between $1,500 and $3,000 annually, and HOA fees are between $500 and $1,500 per month.

Everly

Everly is an upscale community with four different builders: Lee Wetherington, John Cannon, Neal, and West Bay. Sunstone Ranch

Sunstone Ranch is a DR Horton community with around 400 single-family homes. It will offer a clubhouse, resort-style pool, fitness center, tennis and pickleball courts, and a dog park.
